Park Place Holdings Completes Developments, Announces Openings of Three High-Quality Quick-Serve Restaurants

De Pere, Wis. (Sep. 4, 2024) Park Place Holdings, a De Pere-based commercial real estate investment firm, is pleased to announce the completed developments and grand openings of three high-quality quick-serve restaurants (QSRs), Scooters Coffee, Cousins Subs and Caribou Coffee. These openings mark a significant milestone in the company’s expanding portfolio, further solidifying Park Place Holdings’ position as a local authority in commercial real estate for the QSR industry.

The first to open is Caribou Coffee, a globally recognized brand known for its community-focused coffeehouses. The new location, at 803 Main Ave. in De Pere, was developed on the northeast corner of a retail center parking lot owned by Park Place Holdings. This 600-square-foot drive-thru coffeehouse will serve as a convenient and inviting amenity for both shoppers and workers in the area.
“We are thrilled to open a new coffeehouse in De Pere, and excited to see the beloved Caribou Coffee brand expand in the Great Bay market,” says Trevor Szafran, Real Estate Manager at Caribou Coffee. “As we focus on ensuring every coffeehouse opens with a community-centered experience, we’re thankful to be working with such a strong partner in Park Place Holdings on this and future coffeehouse openings.”
The Cousins Subs and Scooter’s Coffee locations will occupy the former Mattress Firm site at 3626 and 3630 W. College Ave. in Appleton. Mattress Firm closed in 2018, and Park Place Holdings purchased the property in 2022. After the building was demolished, the city approved the construction of two commercial buildings in November 2023.
Scooter’s Coffee is set to open its new location at 3626 W. College Ave. in September 2024. The 650-square-foot space will offer world-class coffee, smoothies, baked-from-scratch pastries, savory breakfast options, kids’ combos, and more.
Next door, Cousins Subs will open its third Appleton location at 3630 W. College Ave. on Sept. 16, 2024. The 2,075-square-foot restaurant, featuring seating for 28 and the brand’s first drive-thru in Appleton, is part of Cousins Subs’ continued expansion in Wisconsin.
“This new location on the west side of town, in a prime retail corridor, perfectly aligns with our growth strategy. As our first freestanding store in Appleton with a drive-thru, it enhances our visibility and allows us to better serve our customers,” said Joe Ferguson, executive vice president of Cousins Subs. “Our experience with Park Place Holdings has been seamless, from leasing to construction, and their support extends beyond this project.”
Ferguson emphasized the potential of their partnership with Park Place Holdings: “They’ve been helping us explore some additional sites for expansion, particularly in the Fox Valley and Green Bay areas. We’re excited about the potential for this partnership to open doors to further opportunities.”
